At Alexander Services we can offer you peace of mind for your overseas investment. We are a British owned and managed company with a wealth of experience in the Property and Facilities Management industry. With our team of British and Bulgarian staff we are ideally placed to look after your property for you. There is now great competition for apartments in Bansko to achieve rentals and this is increasing each season. We therefore acknowledge that it is not fair to charge premium prices for a rental package that may not bring you the optimum rental returns you are looking for. With that in mind we now offer one standard management package for everyone. Additionally we can offer free advertising of your property for rent and all associated services if this is what you require. Our Property Management Service costs 300 euros per annum inclusive of VAT.
You will have a dedicated web page on our website that is accessible only by you via a password protected login. On these pages you will see current and past account statements detailing income and expenditure for your apartment, receipts for utility and municipality bill payments, security checks, and copies of other documents relevant to your apartment etc. Our experienced team will carry out regular security checks, and report any defects to you via your dedicated online web page or if requested via email. Our checks are extensive and cover a variety of tasks necessary to ensure the safe keeping of each property. We take particular note of the following:
We act as key holder (3 copies of apartment keys - 2 if not rented out - to be supplied at owners cost and held by us). We operate a bar code system for all keys held to ensure safety should they be mislaid or lost by your guests. The key fob will have a unique bar code on one side for us to identify it by. On the other side there will be a request from us stating ‘if found please return to Alexander Services at 34 Bulgaria Street’. No apartment details will be shown on the key fob. We organise the payment of utility bills on your behalf. Actual bill charges are additional. Your water supply will be switched off when the apartment is not in use to ensure pipes don’t freeze and as a precaution to avoid flooding if your apartment is left unoccupied for any period. Flooding can in a minority of cases still occur if the water pressure breaks pipes or valves beyond the cut off valve. You can direct us to set your heating system to a frost setting (if available) to provide background heating should the temperature fall below a certain level when the apartment is left unoccupied. All maintenance calls out with normal operating hours will be charged at standard call out rates. We can offer free advertising on our website and other sites For bookings taken by owners directly, we recommend a credit card number and expiry date is taken for security against any damage caused during lets. We can then take payment as necessary after consulting you. We will need a POA from you to represent you for all administrative and legal issues, but NOT for access to your bank account.
For rentals we achieve on your behalf we take a rental commission of 15% on the total income for the period of the rental or in the case of longer term rentals of three months and longer, the monthly commission fee is 7.5%. We do not charge any commission for rentals achieved directly by our owners unless you wish us to administer these for you. You will not be tied in to any agreements for set periods of the year (unless that is preferable to you). You are free to have full use of your apartment at any time and take bookings yourself and to advertise with other agents. Given that there is great competition in Bansko from a variety of apartments and complexes, we cannot guarantee any level of rental returns for clients.
For each rental that owners source themselves a nominal fee of 10 euros will be levied to cover preparing the apartment at the beginning of the rental – checking all is well, light dusting, washing floors, (Bansko is a very dusty place remember!), switching on electricity and water and heating if it is a winter arrival. The exception is a same day turnaround. For rentals sourced by us there is no additional fee for preparation.
We can provide a cleaning service between let’s to include all laundry (towels and bed linen) toilet paper and hotel style soap packs. The cost for this service is:
For each rental that owners source themselves a fee of 15 euros will be levied to cover each meet and greet at the beginning of the rental, and key collection at the end. For rentals sourced by us there is no additional fee for meet and greets except for arrivals and departures between 2000 and 0800.
We can visit your apartment, conduct a full snagging inspection, take any relevant pictures of areas of concern and one showing each room then email you a typed report and copy this to your developer if directed. This service will be invaluable to you in the final pre purchase stage of your overseas investment. The initial snagging price will be according to the number of bedrooms and bathrooms in the property. Our price covers the initial snagging and one follow up. Subsequent visits can be carried out for a nominal fee per visit.
At any time during the build process and after, we can take digital pictures showing the current state of your apartment or progress made since your last visit, to include internal pictures of each room, furnishings, external views of complex, common areas etc. We can also take pictures for you to put on your own website showing the apartment fully ‘dressed’.
We can arrange for highly reputable companies to organise transfers for you. Please ask for details. We will need dates, flight details (if applicable), number of persons travelling and any special requirements you may have. In the winter season return prices are as follows:
